Why would a house lot have a shape like this?

look at triangle on the south side of the house. Why would they divide it like this? what use is that triangle?

Interesting indeed. Perhaps it's inherited from the days before it was subdivided. Like, the old farmhouse was there and that owner wanted that slice for some reason back in the day. Water well perhaps? Family gold mine entrance?

Could be for a number of reasons. Quite common would be a drainage or sewer easement to have it all within a single property.

An example exist on the street I live on. Most of the lots along the street have the same frontage and are simple rectangles. What would be the next 4-5 lots if that pattern was followed have been carved up differently. The next lot has a triangular wedge on one side, the next couple are split into a front lot and a set back lot that use part s of the matching triangle of land. Right along the property line that runs at an angle to the street is an easement for a drain line that the town needs access to for maintenance and repair.

I do not know, the house came on the market recently, will go and see it tomorrow (as it happens, it belongs to some acquaintances of ours so I can ask them).

Typically it's because of some land boundary that was there prior to subdivision. The subdivision may have been dedicated/built in sections, and it was easier to have this tag on one lot than to even things up for the first stage.

Given the proximity to Grover's Mills, my first thought was, of course, a remnant of the alien invasion. My second was some rail spur that used to come off the Pennsy main line (today's Northeast Corridor), but I looked back through old topo maps and aerial photos and couldn't find anything but farm fields. There might have been a canal or ditch dug in the 19th century to help drain the farmland in this area, and it had been filled in by the first map in 1888.

I do notice that a number of roads and land lines in the area have a similar angle. In Texas, we'd attribute that to the original Spanish land grant being perpendicular to a river rather than the cardinal directions or US Public Land Survey. New Jersey never had USPLS or Spanish land grants, though, so I'm back to the aliens.

My lot has a cut like that. It’s because there is a big tree there, the shade from which mostly benefits my property. It is better for me to own and care for it than a neighbor who doesn’t get the benefit.

I notice several angled lots fronting on Edgemere, which leads me to suspect someone did a subdivision of big rural houselots back in the 1940s, but perhaps they never sold. When the new subdivision was created, it might have saved a few bucks to not have to file a resub for all the new houselots or something.

Since we are all guessing, I'll throw in mine, and I have some knowledge in this regard.


The adjacent road was most likely laid out after the lots, making the odd shape.

Another reason that is quite common in older areas of the country like the northeast is old stone walls. These walls were often given precedent when lot lines were drawn at a much later date.

Agree! That line does appear to run parallel to some of the lot lines further to the left on the picture!

It is not the kind of thing most real estate agents would have knowledge of. Information like that would be in the deed for the property, agents rarely handle that level of detail in a transaction. They mostly would work at the level of knowing the lot plan and details of the buildings on it.

Details like this would be discovered during title searches, and might need research into the original subdivision plans for the area. Other details might be even farther back in the records.

Doubtful that any reason would be evident in any of the documents. When those lots were platted, it was completely at the whim of the owner who subdivided into individual house lots. No explanation needed or required.
