FU: Thoughts on Dealing with Building Fire Smoke Smell

in reference to this thread, i just spoke with the HOA person. A lot is still up in the air but essentially all units in the building are going to be completely gutted and rebuilt. ceilings, walls, floors, cabinetry, etc. i'd have to replace the carpet, blinds and fan fixtures if i chose when i put it back on the market. but nothing else. they are hoping it will only take about 18 months.

i went by the unit yesterday to discover the door had been busted open and the oven stolen. don't know if they are coming back for the fridge and dishwasher. i was planning on securing it somehow against vandals and squatters but i guess there's really no point. on the bright side, the 20" box fan set up is purifying the air in my home even as i type. going to make green pollen season in March much more pleasant.

18 months is crazy. You could build it all new in less time?

this is a troubled and underfunded complex organization wise. 18 months is an improvement. the renovation for the previous fire in another building took 2.5 years. they are hoping that their experience with that process will shave off a year.

It sounds like they are doing this as a project to keep family members working. They need to increase security or they will be replacing wiring, piping, and appliances every three months.

It may take them way longer than they think. The complex was built in 1974. Codes have changed a lot since then. If there was significant damage, they may be required to bring the building up to current codes. This could involve fire alarms, fire sprinklers, fire rated subdivisions/fire walls, etc. They may run into funding issues if they don't have the proper insurance coverage.

do you pay property tax if your property burned down and it takes 18 months to rebuild?

On the bright side you get a brand new condo for sale

On the dark side: you can't really tell when (or if) that will happen.

don't know about the taxes. i was thinking earlier today that perhaps they'd reassess and not be as high though TBH it's not very much on this property.

i think perhaps the universe and my deceased ancestors are providing me an opportunity to practice patience. this unit has been on the market for a year. the area is supposedly ripe for revitalization because of its proximity to the airport. the renovation will definitely make the unit more sale-able. other units in the complex in similar condition sold in 2019 but they were in renovated, nicer buildings. if i wait i won't make a killing or even what my parents and brother paid for it but i would do all right.
