Ironically that station is about 2 miles from a oil refinery!

Stayed in a hotel similarly overlooking a gas station in Monterey many years ago. Not a pleasant experience. I wouldn't wanna be on the side that faces the gas station, but I'm also not a fan of mega-dense housing either. There's one word for that mess: Greed.

So if they don't like it, let them band together and buy it.

The stock car season just started, there are already screams from those who built/bought homes near our local track. nevermind that the track has been there since 1948, so it isn't like it snuck up on anyone.

Like the @#$%&hat$ that bought homes near a Rod and Gun club near me that has been there for around 80 years. Access to the club is on a major road with a big sign.

back home, the dairy farmers put up signs in their fields that said (I'm paraphrasing): "We were here first. We raise cows. It's going to stink sometimes. Consider this before you move here and start bitching"

Oh, you know it, they absolutely will. And considering the size of that development, they may have the numbers to make a stink.

by the same token, those same noobs will turn around and oppose any new development that happens right next door to their own.

It’s them! Those people are the problem!

My first home was a condo unit in a building complex next to train tracks. Literally 30 feet from wall to the tracks. A rumbling diesel train would pass by every hour. Once every 2 hours on the weekends. The tenants complained, and they agreed to slow the train down to a crawl when it passed the building. Didn't really help much. Prices were about 250k for a 1100sq ft, 2Bed, 2 Bath.

Hey, at least it's not a 7-Eleven.

Not when it's already packed around where you live. What's the point of creating "housing" for people that can afford to live anywhere they want today? Why should we sacrifice for that?

We need housing for people that need housing but can't afford it. A 200 unit building with 29 affordable units (where "affordable" = $1500), is something we're sick of. People are already stopping market rate developments. We want 100% affordable/subsidized.

Seattle has the racket where the developers are only required for the units to be "affordable" for 8 years. I keep telling you all, our city council members all need to be taken out and shot, and retroactively, all those who served for the past 2 decades. Same with mayors.

A number of years ago, the NYT had a fascinating story about housing problems in NYC, and they talked about affordable housing. It was one of those really long investigative stories that they used to do so well.

They mentioned a project where there were something like 100-150 "affordable units" for sale.

IIRC, there were something like 50-75K applications for these units.

A few lucky people win the lottery, however when they sell, they don't get to pocket the gains. That goes to the housing authority.

It's just a big racket...

And that section of Lomita/Torrance sits above part of the Long Beach oil field umpteen feet below! They're still pumping oil up from that reservoir and other fields further south along the coast.

Not familiar with that article, nor the situation where the monies go back to the HA, but in cases here, any affordable units are "income restricted" by deed, and so must revert to another income eligible homeowner. There are also restrictions in those cases where the cap on the sale of the unit/property cannot exceed X%, so that it's not used as a profit motive. There are a multitude of restrictions by HA and by statute, depending on where you are. The simple fact is there is not sufficient housing deemed "affordable" for the majority of the working population. therefore, we see multiple games played by developers in confluence with cities/counties/states to influence the market. It really does not work, yet its the only tool (hammer) we have in the current toolbox.

there has not been any appreciable federal housing funds for the creation of new units since the early 1970s. all of the current funds are used for maintenance. in 1975 the US population was about 215 million; current figures put us at 329 million. so, where is the housing to accompany those extra 100+ million people who are poor enough to require housing?
