Sacramento forum members? Cheap suburb on Light Rail?

Realizing Napa for a not super town is way expensive. Not my choice economically in the long run. Is there a community preferably on Light Rail within 20 miles or so that would have decent rents? Big supermarket a must and theater would be nice. Fresno residents. too? I know it is not paradise but they do have good sports teams and nice people.

My apt. is nice but not so swell complex and real expensive to my mind. One bedroom with water and power little over thousand per. Earliest I would move would be April so have chance to investigate.

Light Rail here in Sacramento runs along the Hwy 50 Corridor out to Folsom.
There are some semi rough areas East of Sacramento in parts of Rancho Cordova, but there are some other newer nice areas.

On Hwy 80 it runs to Watt Ave.
Housing on this corridor is not always close to the station---but there are some pretty good bus extensions.

I live in Sacramento spearmint, and I would suspect that most areas are less expensive than Napa. However there are some expensive areas such as the fabulous forties; this is the area that Reagan lived in when he was Governor.

Most of the buses that RT runs have very limited service, some exceptions are the 1,51, and 81 routes - especially the 1 route. This might be an option to living near a light rail station.

Here's a link to the public transit system if you don't already have it.

Any specific places to start looking? Any specific places to avoid? I can pick up Bee and check prices by location.

Some rough areas are in North sac/South Natomas/Alkalai flats.

South Sacramento between Stockton and Franklin Blvds can be pretty rough too.

It really depends on how much you want to spend. Are you going to buy or rent?

Here are a couple of good websites for homebuyers that was in the WSJ a few days ago.

Check this out. I did a search on condos with a max price of $140K

You can live pretty cheap here compared to where you're at.

Those sure are some nice prices on condos! Should have done that years ago but now with big down and mortgage costs also fees and utilities might be a reach. Not many years left to supplement VA pension or Social Security with at home work.

Bakersfield?

I spend a good deal of time in the Fresno area and I travel to Sacramento about 6 times a year or so. I love them both. Fresno loves the Bulldogs like Iowans love their Hawkeyes.

Shows there is not a lot to do in Iowa (see sig below smiling smiley). Basketball success at home due to refs same this year for football. You want crazed fans? Try Nebraska and Oklahoma. Like religion but more so.

Fresno has VA hospital too which would be very good for me. I like trips there near Campus but west side industrial as I have said is hll on earth near railroad area. Northeast seems nice.

Utilities in Sacramento are not as bad as you might think. If you're careful with the thermostat, meaning 68 in the winter, and 78 in the summer, your electric should top out at $100 in the summer, and your gas at $100 in the winter for a small place. The good thing is that in the spring and fall you'll need neither heat or ac on many days. Actually, when Sacramento gets the delta breeze in the summer, many people don't use their ac in the summer. Sacramento usually has at least a 30 degree difference between daytime highs and night time lows in the summer - it can be as much as 40 degrees. I usually turn the ac off at nights and open the windows.

Have a nozy around mid-town, nice area and not too spendy. Anything above Arden is going to be a PITA travelwise.
